  1. Tim, Who is actually putting the form together? Not that it matters. I intend to support the formation of a new and functional BOD and HOA that will have the best interest of the property and home owners as its purpose. I will gladly sign the form and give the new governing boards my support.

  2. I logged in today not knowing that this conversation was taking place on the web site (thank you Norbert!). My husband and I are in complete agreement with the postings and it is high time that the homeowners have a say in the HOA process and actions taken by the BOD and the ARB. In working with the Flagler Beach Police Officers’ and Firefighters’ (my Administration business) I have several contacts that I can reach out to for a meeting location that will accommodate 50-60 people (with ample parking as well) and I will get started on that tomorrow. We may not even have to pay a fee for it . šŸ™‚

    Those of us who are completely fed up with the antics of the past also need to reach out to the property owners who may not be aware of this very important special meeting so that they, too, will be aware of the upcoming voting opportunity when it is posted. Together we are strong and we can turn this wonderful community around in a very positive way!

As a couple coming from Tallahassee where we had a wonderful HOA in a beautiful golf course and lake-side community, we have been very disappointed and quite shocked by the over-reaching behavior of the SSL – HOA and ARB. We are currently trying to get through the lengthy, unreasonable, and costly process of building our home. We have started meeting neighbors (collectively – The Homeowners), and we now realize that there are many, many people as frustrated as we are. We are in agreement with major changes to the board that will allow us all to peacefully enjoy the beauty of our neighborhood as well as the freedom to enjoy the fruits of our labor based on our tasteful and personal design preferences. We are not children that need to be controlled by a few non-experts with no sense of community, no common sense, and no sense of camaraderie.

      Buck and Kathy, Welcome to the neighborhood. I am sorry this has gotten out of hand. We all want exactly the same things, a good home, good neighbors, and a great waterfront community to live. The ones of us who purchased directly from John Patten and had a smooth approval process lost our interest in the direction of the HOA after it was turned over to us. Hearing the many horror stories like yours makes us rethink our indifference of the control. I don’t think anyone on the board or the ARB, who are also our neighbors, did anything malicious but rather are using their own opinions and tastes instead of the collective community. My son, who is a FL attorney, is of the opinion that Watson is giving advice to the board that also isn’t reflective of the cumulative thoughts of our community. Many of us are busy full time employees and business owners, but we are working to get back the control of Seaside Landings by making logical decisions as common sense individuals living in a community we love, rather that threatening litigation at every turn. If you are of like mind please sign and send back the statement to demand a special meeting of us owners to try and correct the problems. That form will be posted here and if we can get 33% approval the covenants require the board to call that special meeting. If we can’t get 33% ownership agreement through this platform we will try the more costly direct mail contact to force the membership meeting. Norbert has volunteered his platform here to assemble what we need and we will be in contract soon on how you can help if you can. Thank you and keep the faith. Hopefully help is on the way and we can again enjoy our community with our neighbors, friends and families.

  4. I am in full agreement with you, Norbert. I do feel that the HOA has been out of control in their dictating our homes and yards. I would fully support democratic management of our development. Our community does not need to be micro-managed. We are all adults who want to enhance the value of our homes. No one who invested their time and money in these properties, wants to see the value go down, but with all of the negative pressure put on home and property owners, it makes it very hard for anyone to want to invest more effort.

I could not agree more…Seems like there is a major misunderstanding with the role of the HOA, and the role of the board members…They serve and REPRESENT the homeowners, they are not dictators needing to control every single detail of our community. Most homeowners want freedom and autonomy with their home and landscaping.

    There are simple, common sense ways to protect our community from the few homeowners that stray far away from the community standards that we all agree to…

    There’s no doubt in my mind that an over-controlling, overbearing HOA LOWERS Home values. This seems to be a common problem with HOAs, but I am also confident that there are “model” HOAs that have figured out how to walk the fine line between an over-controlling HOA and the ineffective “laissez faire” HOA…

    We as a community should seek out “Best Practices” in HOAs and train our community members and board members on what makes a “model community” that does HOA right…

  6. As the HOA has not done much to reconcile with their HOA members, I think this is the most sensible thing to do at this point as long as everyone agrees to meet in a civilized and objective manner.

Given we currently do not have a functioning HOA Board, with one board member having been removed and, to the best of my knowledge, not re-instated and another temporarily unavailable, the notion of holding a special owner’s meeting sounds almost necessary. We have a polling tool on the website to determine if we have 30% agreement, so that’s the easy part. Setting an agenda and objectives, then finding a location to meet would be the next challenge.
    Please share your view on this matter by adding to this comment or through a new post (respectful dialog please). With sufficient support, we can set up the formal poll to seek the 30% participation required to launch the special meeting process.
